SMSF property purchase

Model the numbers before the fund commits.

Work through the purchase, the loan, the rental cash flow and the tax position, then see what it does to the fund’s equity over time. Every assumption below is a number you can change — nothing here is locked in.

1

Adjust stamp duty

Stamp duty is estimated using standard (non-concessional) transfer duty scales for an investor purchase of established property, and excludes any foreign-purchaser surcharge. Thresholds and rates change from time to time and vary further for off-the-plan or first-home scenarios — use the override field to enter an exact figure from your state revenue office’s calculator.

2

SMSF borrowing (LRBA)

The limited recourse borrowing arrangement funding the purchase.

years

Interest-only loans are modelled with the balance held constant for the full term — a common structure for long-held SMSF property, with the loan expected to be refinanced or repaid on sale. Principal & interest loans amortise fully over the term entered, and the LRBA safe-harbour benchmark rate under PCG 2016/5 should be checked separately for related-party loans.

3

Rental & cash flow

Income the property generates, and what it costs to hold.

SMSF tax & net cash flow

How the fund’s tax position turns rental profit into after-tax cash flow.

Optional — extra concessional/personal contributions the member plans to direct into the fund each year to help service the loan. Subject to the usual contribution caps.

Set the fund tax rate to 0% to model a fund fully in pension phase. A rental loss reduces the fund’s overall tax at the rate entered — it is shown here as a benefit against the fund’s other assessable income (e.g. contributions tax), which is how it typically plays out in practice.

Growth assumptions & projection

How the numbers move over time.
